If you're joining BMS College of Engineering, check BMSCE's own hostels first, then look at PGs in Basavanagudi and Hanumanthanagar within walking distance of Bull Temple Road, and widen to Banashankari, Jayanagar and JP Nagar if you want more choice. As of October 2026, Hostel360 lists 59 PGs and hostels within 1 km of the campus and 229 within 3 km. Nobody publishes a reliable rent figure for Basavanagudi itself, so the closest benchmark is Stanza Living's Kumaraswamy Layout properties, 3.3 to 3.7 km away, listed at ₹10,299 to ₹15,499 a month (Stanza Living, updated Aug 2026).

Key Takeaways

  • BMSCE runs five on-campus hostel units with their own mess, totalling 756 places (438 for boys, 318 for girls), plus five rented annexures in Ashoknagar and Basavanagudi. Apply there before you sign a PG agreement.
  • As of October 2026, Hostel360 lists 59 PGs within 1 km of BMSCE, 229 within 3 km and 524 within 5 km. Within 3 km, 103 are for men, 92 for women and 34 are co-ed.
  • There's no sourced rent for Basavanagudi or Hanumanthanagar. Stanza Living lists Kumaraswamy Layout from ₹10,299 to ₹15,499 and Koramangala from ₹9,999 to ₹20,199 (August 2026).
  • The Green Line stations at National College, Lalbagh and South End Circle are the nearest metro stops.
  • Only 31 of the 229 listings within 3 km tag food, so confirm meals before you compare prices.

BMSCE's own hostels come first: five units and five annexures

BMSCE publishes its hostel capacity unit by unit, which makes it easier to judge your chances of a seat before you start hunting for a PG. According to the BMSET hostels page, the on-campus blocks run their own mess and are split like this:

  • Unit I (boys): 150 students
  • Unit III (boys): 288 students, twin sharing
  • Unit II (girls): 125 students, twin sharing
  • Unit IV (girls): 117 students, three to a room
  • Main Hostel Phase-1 (girls): 76 students, twin sharing with attached bathrooms

That adds up to 756 places across the listed units, plus five rented annexures in Ashoknagar and Basavanagudi whose capacity isn't published. The annexures are worth asking about. They're the college's way of stretching hostel space into the surrounding streets, so a "college hostel" seat may not mean a room inside the campus itself.

The college doesn't print its hostel fee online. Its hostel fee structure page asks students to contact the BMSET hostel office on 080-26679928. Call early, both for the current fee and to ask about seat availability, so you still have time to find a PG if a hostel place isn't confirmed.

How many PGs are near Bull Temple Road? Our October 2026 count

The streets around BMSCE are dense with PGs. As of October 2026, Hostel360 lists 59 PGs and hostels within 1 km of the college, 229 within 3 km and 524 within 5 km. Of the 229 within 3 km, 103 are for men, 92 are for women and 34 are co-ed, so women have nearly as many options as men here.

By listing count within 5 km, the biggest clusters are Banashankari (86 listings, nearest 0.3 km from campus), Jayanagar (76, nearest 1.2 km), Basavanagudi (74, nearest 0.2 km) and JP Nagar (64, nearest 0.4 km). Banashankari and JP Nagar are big localities, so check exactly which stage or phase a PG is in. Their nearest edges are walkable, but the far ends aren't.

Treat this as a starting shortlist, not a recommendation. We don't hold verified prices for individual listings, so ask each owner for the current rent, deposit and notice period in writing.

Areas around BMSCE compared

Distances for the first five areas are to the nearest Hostel360 listing in that area, not to its centre. For Kumaraswamy Layout and Koramangala, distances are the ones Stanza Living gives for its own properties.

What a PG near BMSCE costs, and what nobody has published

We couldn't find a sourced rent range for Basavanagudi or Hanumanthanagar, so we won't give you one. Any guide quoting an exact Basavanagudi price without a source is guessing. The best benchmarks come from operator and portal pages that cover neighbouring areas.

  • Stanza Living's BMSCE page lists 34 PGs, with Kumaraswamy Layout properties (3.3 to 3.7 km) at ₹10,299 to ₹15,499 and Koramangala properties (4.5 to 4.7 km) at ₹9,999 to ₹20,199 a month (updated August 2026).
  • NoBroker's Banashankari 3rd Stage page shows shared rooms at about ₹5,000 to ₹8,500 (October 2026). That stage is closer to PES University than to BMSCE, so treat it as a low-end benchmark for the Banashankari side.
  • NoBroker's Christ University page puts S.G. Palya, Adugodi and Bhavani Nagar at about ₹6,000 to ₹12,000 across 25+ listings, mostly with all meals, and deposits of ₹2,000 to ₹17,000 (accessed October 2026).

These are "starting from" listing prices, not survey averages, so the room you're offered may cost more. Leave some room in the budget for increases too. In early 2025, the Bengaluru PG association proposed a rent hike of about 5%, citing rising costs, as Asianet Newsable reported.

Getting to class on the Green Line

Three Namma Metro Green Line stations sit near BMSCE: National College, open since June 2017, Lalbagh and South End Circle. Some older guides put Lalbagh on the Purple Line. It's on the Green Line.

The metro matters most if you're weighing a cheaper PG further away. A room near any Green Line station can keep road traffic out of your daily commute, but only if the walk at both ends is short: home to station, and station to Bull Temple Road. Don't trust a listing's "near metro" label. Open a map, check the walking route and try it once at class time before you pay a deposit.

Living in old Basavanagudi: what to check before you pay

BMSCE has been part of this neighbourhood for a long time. B.M. Sreenivasaiah founded it in 1946, and Wikipedia describes it as the first private sector initiative in engineering education in India. The college has been autonomous since 2008 and sits on about 11 acres, diagonally opposite the Bull Temple.

Our listing data shows what to confirm in person. Of the 229 listings within 3 km, 185 tag Wi-Fi and 185 tag security, but only 31 tag food, 11 tag parking and 4 tag AC. Owners set these tags themselves, so a missing tag doesn't always mean a missing facility. It does mean you should ask.

  1. Meals: which meals are included, whether non-veg is served, and whether rent drops if you skip them.
  2. Wi-Fi: the plan speed and how many rooms share it, since project work and online submissions depend on it.
  3. Parking: a safe spot for a two-wheeler if you'll ride to campus.
  4. Money: rent, deposit, notice period and refund terms in writing.
  5. Gate timings: whether late lab sessions or college fests will clash with entry rules.
  6. For parents: visit, meet the owner and ask whether other residents are students or working professionals.

Your next step

Call the BMSET hostel office first. If a seat isn't certain, shortlist two or three PGs in Basavanagudi or the nearest parts of Banashankari and visit them before term starts. You can filter every listing by gender, area and amenities on our Bangalore PGs and hostels page. If you're comparing campuses in South Bengaluru, see our guides to PGs near PES University's Banashankari and Electronic City campuses and PGs near Christ University on Hosur Road, which cover the SG Palya and Koramangala side in more depth.
