Hyderabad's rental market is shaped by its booming IT sector concentrated in HITEC City, Gachibowli and Madhapur, collectively the city's western tech corridor. The city also hosts major institutions including the University of Hyderabad, IIIT Hyderabad, ISB and Osmania University. Hyderabad's relatively low cost of living compared to Bengaluru and Mumbai has attracted a large migrant workforce, making PGs and co-living spaces a active market especially in the western suburbs.

Gachibowli is Hyderabad's second major tech zone after HITEC City, home to DLF IT Park, Wipro campus, the University of Hyderabad and the Rajiv Gandhi International Cricket Stadium. The Financial District is on its border.
Madhapur is the heart of Hyderabad's tech economy, home to Cyber Towers, the HITEC City IT park entrance and hundreds of tech companies. The area also has one of the city's best dining and nightlife scenes, centred around Durgam Cheruvu and Inorbit Mall.
Kukatpally is a large residential area on the Hyderabad-Bombay Highway, known for KPHB colony, Forum Sujana Mall and JNTU Hyderabad. The metro's Blue Line extends through the area, connecting to Ameerpet and the tech corridor.
Secunderabad is Hyderabad's twin city, anchored by the Secunderabad Railway Junction, one of south India's busiest stations. The Cantonment area, Parade Ground and Rashtrapati Nilayam are local landmarks. The metro connects Secunderabad to Ameerpet and onwards.
Kondapur is a residential area wedged between HITEC City and Gachibowli, so it's one of the most practical PG locations for IT workers. The area has grown rapidly with apartment complexes, restaurants and supermarkets serving the tech population.

Advisory
Most listings on this page are men-only or co-ed properties across Hyderabad. Boys hostels here run leaner than the women-only equivalents (more three- and four-sharing rooms, fewer staffed gates, later or absent curfews) and they price accordingly. Confirm the security, meals and room-sharing arrangement instead of assuming that every quoted rent includes the same services.
The city's rent band is ₹5,000 – ₹8,000 a month. In Gachibowli, Madhapur, Kukatpally and Secunderabad you will find both ends of it on the same street, so compare the room you are actually being shown rather than the photographs: how many beds are in it, whether the rent includes electricity in summer, and whether laundry and housekeeping are billed on top.
We list 887 properties in Hyderabad, Telangana. Contact goes straight to the operator: no brokerage, no agent, and no fee for using the filter above.
The same building in Gachibowli, Madhapur, Kukatpally and Secunderabad will quote very different rents for a single, a twin and a four-sharing room. Confirm the occupancy of the specific room you are shown, not the block, and ask whether the operator can move another resident in later without your agreement.
The most common surprise in Hyderabad is a room advertised inclusive of utilities that meters air-conditioning separately from April onward. Ask whether electricity is included, whether AC rooms are metered, and what a typical peak-month bill came to last year.
Boys hostels here vary from open 24 hours to a hard 11pm lock. If you work shifts or study late, confirm the gate policy and who holds the key after hours before you pay anything.
Expect one to two months' rent as deposit. Ask in writing what is deducted for wear and repainting, how many days' notice releases it, and whether any part is non-refundable regardless of condition.
Establish whether meals are included or a separate mess subscription, how often rooms and bathrooms are cleaned, and whether laundry is in-house or billed per load. Confirm every recurring charge before you commit.

Telangana
Hyderabad's rental market is shaped by its booming IT sector concentrated in HITEC City, Gachibowli and Madhapur, collectively the city's western tech corridor. The city also hosts major institutions including the University of Hyderabad, IIIT Hyderabad, ISB and Osmania University. Hyderabad's relatively low cost of living compared to Bengaluru and Mumbai has attracted a large migrant workforce, making PGs and co-living spaces a active market especially in the western suburbs.
PG rents in Hyderabad are considerably lower than Bengaluru or Mumbai. The western tech corridor (Madhapur-HITEC City-Gachibowli) commands the highest rents, while areas like Kukatpally, Miyapur and the old city offer sizeable savings. The Hyderabad Metro connects Miyapur to LB Nagar via Ameerpet, and areas along this route are increasingly popular. Food culture is a genuine differentiator, Hyderabad's biryani and street food scene means meal-included PGs compete with excellent and reasonably priced eating-out options. Comparing the exact locality relative to your office is key, as the city is spread out and traffic patterns vary dramatically between the old city and the western tech belt.

Common questions
Hyderabad rents run ₹5,000 – ₹8,000 a month. Four-sharing rooms without meals sit at the floor of that band; single rooms with food and air-conditioning sit at the top. Confirm the occupancy of the room you are actually shown before comparing prices.
Gachibowli, Madhapur, Kukatpally and Secunderabad hold the largest share, since they sit closest to the colleges and workplaces most residents commute to. Compare the specific room, included services and payment terms before deciding.
It varies more than it does for women-only properties — some run open 24 hours, others lock the gate around 11pm. If you keep late hours, settle the gate policy and who holds the key before you pay.
Often only up to a cap. Air-conditioned rooms are commonly metered separately from April onward, which is the single most frequent billing surprise. Ask what last summer's peak-month bill came to for the room you are being shown.
Top neighbourhoods with extensive student accommodation and PGs in Hyderabad include Banjara Hills, Jubilee Hills, Somajiguda, Punjagutta, Begumpet, Ameerpet, Himayat Nagar, Abids. These areas provide direct proximity to major academic and commercial hubs such as IIIT Hyderabad, University of Hyderabad (HCU), Osmania University, ISB.
Madhapur, Kondapur, Gachibowli, and Financial District host the highest density of modern PGs in Hyderabad. Madhapur offers direct access to the Blue Line Metro and Cyber Towers, while Kondapur and Gowlidoddy provide budget-friendly sharing options near major tech campuses.
