If you're a full-time PGP student at ISB Hyderabad, you don't need a PG: ISB describes the PGP as "a fully residential programme for all students" in its PGP FAQs. For everyone else, including PGP Pro and executive education participants, interns, staff and visiting families, the closest options are PGs and co-living in Gachibowli and in Nanakramguda on the Financial District side. As of October 2026, Financial District co-living starts from ₹10,000 a month at HelloWorld Techview, while Zolo's Gachibowli listings price private rooms at ₹15,484 to ₹16,195.

Key Takeaways

  • ISB's PGP is fully residential, with four student villages on campus. This page is for people outside that arrangement.
  • As of October 2026, Hostel360 lists 173 PGs and hostels within 3 km of ISB and 467 within 5 km. The nearest is 0.2 km away in Gachibowli.
  • Co-ed options are common here: 65 of the 173 listings within 3 km are co-ed, the same number as men-only listings.
  • Financial District co-living runs from ₹10,000 (HelloWorld Techview) to ₹26,000 for a private room (Nestlife), and room for room it generally costs more than Gachibowli or Kondapur.
  • For a short stay, settle the minimum term and deposit first. Zolo's Kondapur listings ask for one month's rent as deposit.

PGP students: ISB already houses you

ISB's 260-acre campus in Gachibowli, set up in 2001, has four student villages that each house 130 to 210 students in four-bedroom and studio apartments, per Wikipedia. The PGP FAQs add that studios go preferentially to married students.

That housing is bundled into the programme. ISB's fees page lists an indicative AY 2027-28 PGP fee of ₹34,48,000 plus GST, with shared accommodation included. That's the full programme fee, not a rent figure, and it tells you nothing about what a room outside campus costs. If you're a PGP admit, the rest of this page matters only if family members plan to visit.

Who actually needs a room near ISB

  • PGP Pro, PGP Max and executive education participants who need a base near campus while they're in Hyderabad. Check with your programme office what accommodation, if any, comes with your programme before you book anything.
  • Interns placed at ISB or at offices in Gachibowli and the Financial District for a few months.
  • New staff and research staff who need somewhere to live while they look for a longer lease.
  • Visiting families of PGP students, often for a week or two around key dates.
  • IT professionals in Gachibowli, who compete for the same rooms, so good places near campus can fill quickly.

The common thread is a shorter or less predictable stay than a student's year-long lease. That's why the questions to ask here are about minimum terms and deposits, not semester fees.

Two pockets around campus: Gachibowli and the Financial District

Gachibowli: the most listings and the shortest walk

Gachibowli has 120 Hostel360 listings within 5 km of ISB, and the nearest is just 0.2 km from campus. Zolo's Gachibowli listings, accessed in October 2026, range from ₹6,676 for a triple and ₹7,505 to ₹8,611 for a twin, up to ₹15,484 to ₹16,195 for a private room (Zolo Gachibowli). Working professionals who want their own room should treat that private-room band as the realistic starting point.

Nanakramguda and the Financial District: co-living at a premium

Nanakramguda has 65 listings within 5 km of ISB, with the nearest just 0.6 km away. Prices step up here. HelloWorld Techview lists co-living from ₹10,000 a month (HelloWorld), and Nestlife Co-living in Nanakramguda lists a double at ₹16,000 and a private room at ₹26,000 (CoFynd), both as of October 2026. If your employer is covering the stay, the Financial District keeps you close to both campus and its offices. If you're paying yourself, Gachibowli or Kondapur will usually cost less.

Manikonda and Kokapet: plenty of listings, no published rents

Manikonda (50 listings, nearest 0.6 km) and Kokapet (53 listings, nearest 1.5 km) are the other large clusters on our map. We haven't found a reliable published rent for either, so we won't guess one. Ask owners for quotes and compare them with the Gachibowli and Financial District figures above.

What our listing data shows around ISB

As of October 2026, Hostel360 lists 13 PGs and hostels within 1 km of ISB, 173 within 3 km and 467 within 5 km. Within 3 km, 65 are co-ed, 65 are men only and 43 are women only. That's a different mix from the area around IIIT Hyderabad next door, where men-only PGs clearly lead. Around ISB, co-ed listings are as common as men-only ones.

The amenity tags point to what you'll need to confirm. Wi-Fi and security each appear on 113 of the 173 listings within 3 km, but only 38 tag food, 26 tag parking, 14 tag wheelchair access, 2 tag AC and 1 tags power backup. Owners set these tags themselves, so ask directly, especially if you'll be working from your room.

Booking a short stay near ISB: what to ask first

Most PGs are built around monthly rent, which doesn't always fit a few weeks on campus. Before you pay, get clear answers on these points:

  • Minimum stay and notice: will they take a few weeks, or is a full month the minimum?
  • Deposit: Zolo's Kondapur listings ask for one month's rent (Zolo Kondapur). On a short stay, that's a big share of your outlay, so confirm when it comes back.
  • Electricity: it's sub-metered at those Kondapur listings, so the advertised rent isn't the whole bill.
  • Meals: only 38 of the 173 listings within 3 km tag food. If you won't have time to cook between sessions, filter for it.
  • Room type: at Nestlife, moving from a double to a private room adds ₹10,000 a month. Decide whether privacy is worth that for your stay.
  • For families: if a parent or sibling is visiting alone, the 43 women-only listings within 3 km are a useful filter.

Getting around: Raidurg metro and the last mile

The nearest metro station is Raidurg, the terminus of the Blue Line, which opened on 29 November 2019 (Wikipedia). It isn't walkable from ISB, so plan on an auto, cab or bus for the last stretch.

For visiting families staying elsewhere in the city, that means metro to Raidurg, then a short ride to campus. If you're staying in Gachibowli or Nanakramguda, you can skip the metro entirely. On a short, packed programme, that saved time can be worth the higher rent.

You can filter every verified listing by area, gender and amenities on our Hyderabad PGs and hostels page. If you'll be working in the IT corridor, our HITEC City and Gachibowli PG guide goes deeper on those neighbourhoods, and our guide to the best areas for students in Hyderabad covers the rest of the city.
