The flagship PGP at IIM Bangalore is described as residential, with students housed in hostel blocks with single and double rooms, according to Wikipedia. So the PG market around the campus doesn't really run on MBA admissions. It serves a different, more mixed crowd:
- PhD scholars who want, or need, a longer-term room off campus.
- Executive and short-programme participants who are in Bengaluru for a set number of weeks or months.
- Interns at the institute or at offices along Bannerghatta Road.
- Staff and visiting families who need a base close to the campus.
- People working on Bannerghatta Road, including the hospitals and offices around Fortis and Jayadeva.
If you're joining any IIMB programme, ask the programme office whether campus housing is offered before you book anything outside. We haven't found a public source that sets out housing rules for every programme, so we won't guess.
Bilekahalli: what sits outside the Doshi campus gate
IIM Bangalore was founded in 1973. Its campus was designed by B.V. Bannerghatta Road is a major road through south Bengaluru, with Fortis Hospital close to the campus and Jayadeva Hospital further north. Students, hospital staff and office workers all compete for the same rooms here, so a PG ad near IIMB is just as likely to be pitched at a working professional as at a scholar. Read the house rules with that in mind.

Two operator pages cover the area right outside the campus. Stanza Living puts Bannerghatta Road shared rooms at roughly ₹9,000 to ₹17,500 a month (updated August 2026). Zolo's Bilekahalli listings start from about ₹10,112, with two-sharing non-AC rooms from ₹12,500 (October 2026).
These are "starting from" listing prices, not survey averages, and they come from organised operators. Independent PGs may price differently, and we don't have a sourced figure for them. If your budget is tight, the sourced numbers point away from Bilekahalli: NoBroker shows SG Palya at about ₹6,000 to ₹12,000 and Banashankari 3rd Stage shared rooms at about ₹5,000 to ₹8,500. You'll trade rent for a longer commute.
Build in a cushion for renewals. In early 2025, the Bengaluru PG association proposed a rent hike of about 5%, citing rising costs, according to Asianet Newsable.
The IIMB metro station: due to open, so check before you pay extra
The Pink Line's elevated section includes a station named IIMB, near Fortis Hospital, between JP Nagar 4th Phase and Hulimavu. It wasn't confirmed open at the time of writing. Reports in September 2026 first targeted late September, then October to December 2026 for the stretch (Oneindia, 2 September 2026). Check the current status with BMRCL before you rely on it.
Today, the nearest operating line is the Yellow Line at Jayadeva Hospital, which is planned as a Pink and Yellow Line interchange. The Yellow Line, from RV Road to Bommasandra, opened in August 2025 and runs to Electronic City (Wikipedia). That's handy if you're an intern or employee splitting your week between IIMB and an office in Electronic City.
Our advice: don't pay a premium for a "metro-facing" room near the IIMB station until trains are actually running. When the station opens, PGs in JP Nagar 4th Phase and Hulimavu could become far easier to reach from campus.
Choosing a PG by how long you're staying
A few weeks to a few months
Executive and short-programme participants, and summer interns, should ask about the minimum stay, notice period and deposit before anything else. A cheap monthly rent loses its appeal if you're locked in for longer than your programme or your deposit takes weeks to come back. The PGs on Bannerghatta Road itself are a sensible place to start, since you can walk to the gate and skip the daily commute.
A year or more
PhD scholars, staff and Bannerghatta Road workers can afford to be pickier. Our tags show what to check: of the 281 listings within 3 km, 213 mention Wi-Fi and 211 mention security, but only 43 mention food, 28 parking, 13 AC and 4 laundry. Owners set these tags, so ask about anything missing rather than ruling a place out.
- Confirm whether meals are included and which ones.
- Check the Wi-Fi plan if you'll work or study from your room.
- Ask about two-wheeler parking if you'll ride.
- Get the rent, deposit, notice period and refund terms in writing.
- Travel the route to the IIMB gate or your office at peak hour once.
